Pick the one that matches your situation. Not sure? Ask us.
Home purchase
Buy a ready flat or house, or an under-construction property, from a builder or a resale owner.
Home construction
Build on land you own. The lender usually pays in stages as construction progresses.
Plot purchase
Buy a residential plot, often with a plan to build later. Conditions differ by lender.
Repair & extension
Renovate, repair or add rooms to a house you already own.
Balance transfer
Move your existing home loan to another lender for better terms. Compare all costs first.
Top-up loan
Borrow extra on your existing home loan for needs such as repairs or education. Terms differ from the base loan.
Eligibility & documents
What lenders look at
Approval depends on your income, credit history, age, existing EMIs and the property. Exact requirements vary by lender.
Salaried applicants
- KYC: PAN, Aadhaar, recent photographs
- Income: recent salary slips and Form 16
- Bank statements showing salary credits, usually for 6 months
- Employment proof such as an ID card or appointment letter
- Property papers and builder agreement or sale deed
Self-employed applicants
- KYC: PAN, Aadhaar, recent photographs
- Income tax returns with computation of income, usually for 2–3 years
- Financials: balance sheet and profit & loss account, if applicable
- Bank statements for the business and personal accounts
- Business proof such as GST registration or licence, and property papers
The lender may ask for more documents, including property valuation and legal checks. Tell us your situation and we'll prepare a checklist for you.
Rules & costs
Charges and RBI rules to know
Ask the lender for a written list of every charge before you accept a sanction.
Processing fee
A one-time fee, usually a percentage of the loan plus GST. It is often not refunded if the loan is declined later.
Legal & valuation
Charges for checking the property title and valuing the property, sometimes paid by you directly.
Stamp duty & registration
Paid to the government when you register the property. These are separate from the loan.
Insurance
Property insurance is usually needed. Loan insurance is optional unless the lender says otherwise; ask before you agree.
Down payment (loan-to-value)
- Loan up to ₹30 lakh: lender can finance up to 90%, so you pay at least 10%
- ₹30–75 lakh: up to 80%
- Above ₹75 lakh: up to 75%
Prepayment and foreclosure
- RBI rules bar prepayment charges for individual, non-business borrowers on loans sanctioned or renewed from 1 January 2026
- Older loans follow the terms in your loan agreement
- Confirm this in writing with your lender

Questions
Frequently asked questions
What interest rate will I get?
It depends on the lender, your credit score, income, loan amount and property. Rates change often, so message us for current options.
How much loan can I get?
Lenders consider your income, existing EMIs, age and the property value. Higher income and a good credit score generally mean a higher eligible amount.
Can I add a co-applicant?
Yes. Adding an earning family member as a co-applicant can improve eligibility. Lenders may require co-owners to be co-applicants.
Can I prepay my home loan?
Yes. For individual, non-business borrowers, RBI rules bar prepayment charges on loans sanctioned or renewed from 1 January 2026. For older loans, check your agreement.
Does a home loan have tax benefits?
Tax benefits may be available on repayment of principal and interest under income-tax law, subject to conditions. Please check with your tax adviser.
Does Sahare Wealth charge me?
Please ask us about any fees upfront. The lender's own charges are separate and will be shown in your sanction letter.
